Tribeca runs from Canal Street down to roughly Vesey Street, between Broadway and the Hudson River. Its signature buildings are 19th century masonry and cast iron warehouses, once used for dry goods and food distribution, converted to residential lofts along streets such as Franklin, Leonard, Duane, Hudson and Greenwich. A few Federal-era houses survive on Harrison Street, and newer condo towers have filled in many lots. Hudson River Park and Washington Market Park are local open spaces.

Loft conversions created big open apartments in buildings never designed for multiple kitchens and bathrooms. Drain lines can run long distances to reach a stack, older buildings still use rooftop water tanks and steam heat, and ground floors host restaurants with heavy drain and gas demands. The 1 train stops at Franklin Street and Chambers Street, and the A, C and E at Canal Street.

Common plumbing issues in Tribeca
Long horizontal drain runs in lofts
When a kitchen or bathroom is placed far from the building stack, the drain has to travel a long way with only a slight pitch. Over time, solids and grease settle, and the line clogs again and again. We camera the run, clear it fully and, during renovations, add cleanouts or reroute so the line drains reliably. Grease from a busy home kitchen speeds up the problem.
Steam heat in converted warehouses
Many older loft buildings still have a central steam boiler feeding large radiators or convectors. Big open floors can be hard to heat evenly, and old steam traps or vents fail quietly. We service the boiler and distribution and help the building comply with Local Law 151 radiator inspection requirements.
Ground-floor restaurant lines
Tribeca restaurants share older buildings with residents upstairs. Grease buildup in the kitchen line can back up into basements or common drains. Our own hydro jetter scours the pipe clean. Jetting comes with a 45-day guarantee, and we can set a maintenance schedule that fits the kitchen's volume.

Plumbing in Tribeca: FAQ
Does a loft renovation need a plumbing permit?
Moving or adding fixtures, changing drain or supply lines and most gas work require filing with the Department of Buildings by a Licensed Master Plumber. Your co-op or condo board will usually also need to approve plans. We file the work and provide COIs and documentation for the board.
When is our building's Local Law 152 inspection due?
Inspections run on a four-year cycle set by community district. We can confirm your due date, perform the inspection and file the GPS2 certification. Buildings with gas piping and three or more units are covered, along with most commercial and mixed-use buildings. One and two family houses are exempt.
Can you work in a restaurant after closing?
Yes. We schedule commercial drain cleaning and repairs around service hours, including nights. We bring our own jetter and leave the kitchen clean for the morning crew. Call 718-748-2727 to set up service or for an emergency.
Can you replace riser valves in a loft building?
Yes. Old riser valves that no longer close are a common problem in converted buildings. We replace them with quarter-turn valves during a planned shutdown, coordinated with the building, so future repairs can be isolated without affecting the whole line.
