Sunset Park is not one building type, and that is the whole point of how you service it. In a ten-block walk you pass a 1910 two-family limestone with a converted cellar, a six-story pre-war walk-up, a restaurant kitchen running a fryer bank on a gas line that was sized for a laundromat, and a million-square-foot industrial complex with a commercial sprinkler main. Those are four different jobs, four different permit paths, and four different reasons to call at 2 a.m.

Services we offer in Sunset Park

  • 24/7 emergency plumbing, burst pipes, cellar flooding, no heat, no hot water
  • Commercial kitchen plumbing, grease interceptors, floor drains, high-demand hot water, three-compartment sinks
  • Gas line installation, repair and certification, including restaurant gas piping and Local Law 152 inspections
  • Sewer line repair and replacement, house trap removal, curb-to-house laterals
  • Backwater valves and sewer ejector pumps for cellar and below-grade fixtures
  • Backflow prevention, RPZ and double-check installation, repair and annual testing for commercial and mixed-use buildings
  • Drain cleaning and snaking with video camera inspection before anyone recommends excavation
  • Water heater replacement, tank, tankless, indirect-fired and commercial
  • Boiler installation, repair and conversion, including one-pipe steam in walk-ups
  • Cast iron stack and galvanized riser replacement in occupied multi-family buildings
  • Leak detection, including non-destructive location in party walls and between occupied units
  • Permit work and DOB/DEP filings for build-outs, legalizations and sale sign-offs

Common plumbing issues in Sunset Park

Restaurant and food-retail plumbing on 8th and 5th Avenues. Sunset Park has one of the densest concentrations of small food businesses in Brooklyn, restaurants, bakeries, fish markets, groceries, bubble tea shops. The recurring problems are the same ones every time: a grease interceptor that was undersized at build-out and now backs the floor drains up nightly; gas piping inherited from a previous tenant that will not support the new equipment load and fails its pressure test; and hot water that runs out at 7 p.m. because the heater was sized for the storefront's last life. We size, install, permit and certify this work, and we schedule it for the hours a kitchen is closed, not the hours it is full.

Cellar backups and groundwater on the western blocks. Everything west of 3rd Avenue sits low and close to the bay. Cellar and garden-level fixtures below the curb line are vulnerable to backflow during heavy rain when the combined sewer surcharges. The fix is a backwater valve and, where the fixtures sit below the sewer line, a properly sized ejector pump, not a bigger snake. If your cellar takes water only during hard rain, that is a sewer-system problem, not a leak.

Top-floor pressure on the high ground. The blocks climbing from 5th Avenue up toward the park and the Borough Park line are on some of the highest terrain in Brooklyn. On a five- or six-story walk-up up there, static pressure at the top floor is already marginal, so when original galvanized risers scale up, the top unit loses pressure first and worst. If the trickle is upstairs and the parlor floor is fine, the risers are the problem, not the street main. See why water pressure is low in Brooklyn buildings.

House traps and clay laterals under the row-house blocks. When every fixture in a two- or three-family backs up at once, the blockage is downstream of all of them, the house trap in the cellar or the clay lateral running out to the main. We camera the line and show you the footage first. Costs and options are broken out in our Brooklyn sewer line replacement guide.

Cast iron stacks in the 1900–1925 row houses. A stack in a 44th Street limestone has been in service a hundred years. Cast iron corrodes from the inside out, so the first symptom is a ceiling stain one floor below a bathroom. In an occupied two- or three-family this is staged work, one riser at a time, water back the same day. See cast iron stack repair in Brooklyn brownstones.

Industrial-loft build-outs at Industry City and Bush Terminal. Converted manufacturing floors were plumbed for one fixture group per floor, not for a food hall, a distillery or twelve tenant suites. New branch runs, venting, backflow devices and grease handling all get filed, and a landlord's construction rules usually govern the schedule.

Frozen rear and cellar runs. Rear extensions and uninsulated cellar ceilings freeze first in a hard snap. If the same pipe freezes every winter, it needs rerouting or insulating, see handling a frozen pipe in a Brooklyn brownstone.

Why Sunset Park owners, landlords and business operators choose Nationwide Plumbers

  • We are on 8th Avenue. Our shop is at 6923 8th Avenue. Sunset Park is not a territory we drive out to, it is the next stretch of our own street, and it is one of the fastest addresses in Brooklyn for us to reach.
  • Licensed master plumber. NYC License #2023, permits pulled and filed, gas work pressure-tested and certified, work that survives a DOB inspection, a Health Department visit and a closing.
  • Commercial and residential in the same crew. A grease interceptor and a brownstone stack are both routine here. You are not routed to a different company for the other half of the block.
  • Diagnosis before demolition. Camera first. We would rather tell you it is the house trap than sell you a sewer replacement.
  • Real 24/7 response, same licensed crew day or night, out of a Brooklyn shop, not a call center handing the job to a subcontractor.
  • Brooklyn since 1984.

Plumbing in Sunset Park: FAQ

How fast can you get to a Sunset Park emergency?

Sunset Park is one of our fastest neighborhoods, our shop is on 8th Avenue at 69th Street, typically 10–20 minutes to most 11220 and 11232 addresses depending on traffic. Call 718-748-2727, day or night.

Do you do restaurant and commercial kitchen plumbing?

Yes, grease interceptor sizing and installation, floor drains, three-compartment sinks, commercial hot water, and gas piping for kitchen equipment, permitted and pressure-tested under License #2023. We work around service hours.

My cellar floods only when it rains hard. Is that a leak?

Usually not. On the low-lying blocks west of 3rd Avenue that pattern points to the combined sewer surcharging and backing up through below-grade fixtures. A backwater valve, and an ejector pump where fixtures sit below the sewer line, is the actual fix.

Does my Sunset Park building need a Local Law 152 gas piping inspection?

One- and two-family homes are exempt. Buildings of three or more units with gas piping are covered, on a four-year cycle set by community district, Sunset Park is Brooklyn Community District 7. We confirm your building's exact due date before scheduling anything, and we file the GPS1 and GPS2 forms. See our Local Law 152 guide.

Do I need a permit to replace a sewer line in Sunset Park?

Yes. Any connection to the NYC public sewer requires a DEP permit and a licensed master plumber, plus a DOT street-opening permit for the excavation. We pull and coordinate both. Interior stack work and house trap removal may require separate DOB plumbing permits.
