SoHo is defined by its cast-iron and masonry loft buildings, most from the mid to late 1800s, on streets like Greene, Mercer, Wooster, Prince, Spring and Broome between Houston and Canal. Many upper floors were converted to artist lofts and later to residential co-ops and condos, while the ground floors are lined with retail stores and restaurants. Broadway is its busiest shopping street, and the R and W stop at Prince Street.

These buildings were made for manufacturing, so plumbing has been added floor by floor over decades. It is common to see steam heat from a central boiler, rooftop water tanks, cast iron risers and newer bathrooms tied into older lines. Basements often extend under the sidewalk into vaults, and retail tenants change often, bringing new fixtures, restrooms and water heaters with each fit-out.

Common plumbing issues in SoHo
Risers serving lofts and stores
A single cast iron riser may carry waste from residential lofts above and a busy store or restaurant below. When it cracks or clogs, everyone is affected at once. We pinpoint the problem with a camera, repair or replace the damaged section and coordinate shutdowns with the building and tenants, often scheduling the work before stores open.
Retail turnover and fixture changes
New tenants often relocate restrooms, add sinks for staff areas or upgrade water heaters. Each change has to tie into existing lines and meet code, and some require DOB filings. We plan the layout around the building's stacks and handle the permits so the store can open on schedule. We also give a written estimate before work begins.
Gas shutoffs in mixed-use buildings
Restaurants and older residential gas lines in SoHo buildings are covered by Local Law 152 inspections. A leak found during an inspection or by Con Edison can shut gas off to part of the building. We repair the piping, pressure test it and work through the steps required to get service restored.

Plumbing in SoHo: FAQ
Our SoHo loft co-op has steam heat. Do we need LL151 inspections?
Local Law 151 requires periodic inspection of steam radiators in many multifamily buildings with steam heat. We perform the inspections, document the results and repair any defects such as missing or broken radiator controls. We send COIs to your managing agent before the work.
Can you plumb a new restroom for our store?
Yes. We design the layout around existing stacks, file the plumbing work with the Department of Buildings and install fixtures to code. We provide a written estimate and certificates of insurance for the landlord.
Who restores gas after Con Edison shuts it off?
A Licensed Master Plumber has to repair the piping and pass a pressure test before Con Edison will turn gas back on. We handle the repair, testing and filings. See our gas restoration page or call 718-748-2727.
Do you test backflow preventers for SoHo buildings?
Yes. Many commercial and mixed-use buildings must test their backflow preventers every year and file the results. We test, repair and replace devices and handle the filing. See our backflow testing page for more.
