Arden Heights grew up around Arden Avenue in the 1970s and 1980s, and much of it was built as planned housing. The large Village Greens townhouse community is the best-known example, with clusters of attached homes around shared grounds. Around it are detached and semi-attached homes, other condominium developments and the wooded Arden Heights Woods. The Korean War Veterans Parkway runs along the area.

Attached housing from that era raises particular plumbing questions. Units share walls, sometimes share water or sewer lines, and an association decides who is responsible for what. A leak in one unit often shows up in the next one. Original copper piping, water heaters in tight closets and aging shutoff valves are common. We work with owners and boards, provide COIs and give written estimates.

Common plumbing issues in Arden Heights
Leaks that cross from one unit to the next
In a townhouse, water from a failed supply line or shower pan may travel along a shared wall or floor before it shows up, sometimes in the neighbor's unit. Owners and boards need to know where it actually started. We trace the leak with moisture meters and other tools, document the source and repair it, with a written report for the association.
Water heaters in tight spaces
Many townhouses put the water heater in a small closet or utility room on an upper floor. When a tank leaks there, it damages floors below. Replacement has to work within the space, venting and drain pan rules. We replace like for like, add pans and drains where possible and point out installs that need correcting.
Original shutoffs that will not close
Valves from the 1970s and 1980s often seize after decades in one position. You only find out when you need them in an emergency. We replace main and fixture shutoffs with quarter-turn ball valves so the water can actually be stopped when a pipe breaks. We also label the main shutoff and show you where it is, which saves a lot of damage at two in the morning.
Shared sewer lines in townhouse clusters
Groups of attached homes often drain to a common line before the street. Recurring backups in the lowest unit point to the shared section. We camera the line, clear it and recommend a cleaning schedule or repair the association can approve. You get video and a written report, so the board can see exactly where the problem sits and which units it affects.

Plumbing in Arden Heights: FAQ
Who pays when a leak from my neighbor's unit damages mine?
That depends on your association's governing documents and your insurance. What we can do is find the source, document it with photos and a written report and repair it. That report is usually what boards and insurers need to settle responsibility.
Can you provide a certificate of insurance for our townhouse association?
Yes. We provide COIs naming the association or managing agent as needed, usually before the first visit. We also set up property management accounts for boards that want one plumber for recurring work.
My main shutoff will not turn. Is that dangerous?
It is not dangerous by itself, but it means you cannot stop water in an emergency. Do not force it, since an old valve can break. We replace it with a quarter-turn ball valve, usually in a short visit.
