Gerritsen Beach is a small, close-built community on a peninsula reached by Gerritsen Avenue, with Shell Bank Creek on one side and the marshes of Marine Park on the other. It started in the 1920s as a summer bungalow colony, and many of those small houses were later winterized, enlarged or replaced with year-round homes. Streets are narrow, lots are small, and many houses sit right by the water.

Hurricane Sandy hit Gerritsen Beach hard, and a large share of homes were flooded and rebuilt, some raised above the flood level. That rebuilding moved boilers, water heaters and electrical up out of basements and crawl spaces, and changed how many houses connect to the sewer. Plumbing here is a mix of rebuilt systems and older piping left over from the bungalow years.

Common plumbing issues in Gerritsen Beach
Pipes under raised houses
Raising a house puts water and drain lines under the floor, often in an open or partly enclosed space exposed to wind off the water. Those pipes can freeze in a hard cold snap. Insulating them, adding heat cable where appropriate, or rerouting lines inside the heated part of the house all help. If a pipe does burst, we dispatch 24/7.
High water table and pumps
Groundwater sits close to the surface here, so any space below grade depends on a pump. A sump pump that runs constantly wears out early, and one that fails during a storm lets water in fast. We size pumps to the pit and the inflow, add check valves and alarms, and replace tired units before they quit.
Sewer connections after rebuilding
When homes were raised or rebuilt, the house sewer was sometimes reconnected at a new height or angle. Poorly supported or poorly pitched connections can sag, and older bungalow-era pipe beyond the new work may still be original. Recurring clogs are a sign to camera the line from the house to the street.
Original bungalow piping
Not every house was fully rebuilt. Some still have small-diameter galvanized supply lines, old fittings and drains from the bungalow days, added onto as rooms were built out. Low pressure, rusty water and repeated small leaks point to piping that has reached the end of its life. Replacing it in copper or PEX is usually more economical than chasing one leak at a time.

Plumbing in Gerritsen Beach: FAQ
My sump pump runs all the time. Is that normal in Gerritsen Beach?
With a high water table, frequent running can be normal after rain or high tides. But a pump that never stops may be undersized, have a stuck float, or be missing a check valve so the same water cycles back into the pit. We check the pit, float and discharge and recommend a fix.
How do I keep pipes from freezing under a raised house?
Insulate exposed lines and consider heat cable on the most exposed runs. Do not block required flood vents to keep cold out. In some houses the better fix is rerouting lines inside the heated part of the house. We look at your layout and suggest the simplest option that works.
Who restores gas after a leak shutoff?
After the utility shuts off gas, a licensed master plumber has to repair any leaks, pressure test the piping and file with the Department of Buildings where required. Then National Grid restores service. We handle the repair, the test and the paperwork.
