The neighborhood takes its name from Pelham Parkway itself, the wide, tree-lined boulevard with its landscaped malls and service roads running east from Bronx Park. Along the parkway and the blocks just off it stand rows of five and six story apartment buildings from the 1920s and 1930s, many with Art Deco entrances, and many now run as co-ops. Side streets fill in with two-family houses. The 2 and 5 trains stop at Pelham Parkway on White Plains Road, and the 5 has a second Pelham Parkway stop on the Dyre Avenue line.

Prewar apartment buildings of this size are almost all heated by steam, with risers that run straight up through every apartment line. That means one leak can reach several units, and one bad steam trap or vent can leave a whole line cold. We work with boards and managing agents on scheduled work and compliance, and with shareholders on repairs inside their units. Coverage is 24/7.

Common plumbing issues in Pelham Parkway
Leaks that travel down a line
In a six-story walk-up or elevator building, the bathrooms and kitchens stack directly on top of each other. A pinhole in a riser or a failed shower body on the fifth floor can stain ceilings on three floors below before anyone finds the source. We trace the leak to the right apartment, shut down only the riser involved when possible, and coordinate access with the super and managing agent.
Uneven steam heat
Cold radiators on one side of the building while another line knocks and hisses usually comes down to failed air vents, clogged steam traps or a boiler water level problem, not the boiler being too small. We balance the system, replace vents and valves where needed and check the boiler controls, which often cuts complaints without replacing major equipment.
Gas compliance in prewar buildings
Buildings of this age often carry original gas risers to every apartment line. A Local Law 152 inspection can turn up corrosion or leaks that require repair, and a gas shutoff means tenants lose cooking gas until the piping passes a pressure test. We plan riser work to limit the outage and handle the steps needed to get service restored.

Plumbing in Pelham Parkway: FAQ
Can you work with our co-op's managing agent?
Yes. We send certificates of insurance to the board or managing agent before work starts, provide written estimates for approval, and coordinate access and water or gas shutoffs with the super. Many Pelham Parkway buildings set us up as their regular plumber under a property management account.
Our radiator is cold but the boiler runs. What is wrong?
In a one-pipe steam system, a stuck air vent or a radiator valve that is partly closed is the most common cause. A radiator pitched the wrong way can also trap water. We check the vent, valve and pitch, then look at the main line vents if the whole line is cold.
How long will our gas be off after a shutoff?
It depends on what failed. A single leak may be fixed and tested quickly, while a riser replacement takes longer. After the work passes a pressure test, Con Edison has to inspect and turn service back on. We give the building a written plan so tenants know what to expect.
